One of the attractions of the UK real estate market is that it is structured around the requirements of institutional investors such as pension funds and insurance companies. This means that the leases are relatively long, the tenants are responsible for repairs and insurance and the contractual relationships between landlords and tenants are well established.

Diversified UK property portfolio

Depending on what our client already has on hand in the UK or overseas, we would recommend that clients start with a solid ‘Core’ investment which would be a well located property leased on a long lease to a good tenant. This will provide relatively low risk and reliable returns whilst preserving value. These could be selectively retail, commercial or industrial. We would look to build diversity into the stock pick.

Once a client has a foundation of ‘Core’ assets, we would recommend looking at ‘Core Plus’ or ‘Value-Add’ assets. These are assets that already have income streams but could be improved through asset management initiatives such as regearing leases, adding space and partial improvements. The returns will be higher but the client takes on some construction or void risks.

Finally, there is development and construction. These properties will likely provide little or no income during the construction and leasing period and expose the client to cost and time overrun risks. We can help the client find reliable partners to execute construction projects.
