Our journey begins with a personal consultation. This is an opportunity for us to gain a clear idea of your requirements, needs and aspirations. We will help you qualify which things are ‘must haves’ and those that are nice to have.
With this in hand we will begin to search for suitable properties. These could be on or off the market. Using a buying agent helps you to access the hidden gems that are not advertised.
Due Diligence
We will provide impartial advice and intelligence to help you make the right decision. We will look into planning history, running costs, likely renovation costs for example the cost of installing air-conditioning or a lift.
With our extensive experience and contacts in the property industry, we are able to explore both on-market and off-market opportunities that may suit your needs. We visit the most promising options ahead of time and compile a shortlist for your consideration.
Next, we conduct a thorough analysis of each property, evaluating its value, location, proximity to schools (if applicable), transport links, and other essential factors, including the seller’s position and timing. This comprehensive assessment helps you make an informed decision and narrow down your options effectively. We are looking out for hidden disasters like new road projects or planned service charges increases.



Viewings
We will accompany you on viewings of selected properties. During the tour, we will guide you through each house and listen to any concerns you may have.
Often selling agents provide marketing videos, if none is available we can take our own and send to you.
Negotiations
Having a buying agent engaged helps to put you in the best position vs other potential buyers because the sellers know that you are serious and are less likely to pull out. We will be tough in our negotiating stance but also creative to give you the best chance of securing the right property on the right terms.
Once the terms have been agreed, we will help you oversee the transaction process up until Exchange of contracts. It is not uncommon for problems to arise during the transaction process and we will work with your solicitors and surveyors to ensure that you can go ahead only once issues are overcome and everything is in place.
Completion and Handover
Completion happens when funds and titles are transferred. This is the work of your solicitor. Once you have the keys we will check that the property is in the state we negotiated for, we can also help find staff, set up utility accounts find removal firms and gardeners. We’ve often had to do this whilst our clients are abroad.
Our House hunting Fees
Our buying agents fees are normally agreed during our free initial consultation. Typically, there will be a £500 + VAT (£600) retainer fee securing our services.
For property finding, we will normally agree a mutually acceptable percentage of the purchase price, payable on the successful Exchange of Contracts or a percentage of the amount saved from the asking price after negotiating on a property, whichever is the greater, payable on exchange of contracts.
For rentals, we would typically charge the equivalent of 10% the first year’s rent +VAT.
